What is an EPC?

An Energy Performance Certificate (EPC) shows how energy efficient your property is, rated from A (most efficient) to G (least efficient). It also includes recommendations on how to improve your home’s efficiency, lower energy bills, and reduce carbon emissions.

When do I need an EPC?

You must have a valid EPC when:

Selling your property

Letting or re-letting a property

Completing a newly built property

Applying for certain home improvement grants

Your EPC must also be renewed every 10 years, or sooner if major upgrades have been made.

How long is an EPC valid for?

An EPC is valid for 10 years from the date of issue. You can check your current EPC’s expiry date on the UK Government EPC Register. If it’s expired or close to expiry, you’ll need a new one before marketing or renting your property.

How long does the assessment take?

A standard EPC assessment usually takes 30–60 minutes, depending on property size and complexity.
